Zanskar Villa in Pleasanton is a bespoke new villa that combines refined form-making with pragmatic building systems. From initial site analysis to final finishes, the project prioritized client intent and long-term durability. The result is an elegant custom home that supports modern living while respecting its immediate context.

We are calling this project Zanskar Villa, named after a beautiful village in the depths of the Himalayas. Several spatial and design features, including the choice of materials, have come from that region, including the use of slate tiles on the roof to reflect the nostalgic sentiments of the hometown of our clients in Himachal Pradesh, India.

Since it is a new construction, the site with beautiful blue oak trees and a gentle slope at the back offered itself as a clean slate for us to design a gorgeous and sustainable 4000sft luxury mansion on a 0.63-acre pristine lot. Our goal was to knit together the indoor and outdoor life in this home, to let the spaces flow freely. The spaces inside are grand and yet warm as we played with warm and some vernacular Himachal materials, textures, and tones, with a lot of views and a lot of light all around.

The floor plan has a double-height Grand Great Room with an exposed wood truss ceiling, with a loft sporting a game room and upper floor balcony overlooking the swimming pool and beautifully landscaped rear yard. The Home Office, Master Suite, Kids Bedroom, and the Guest Bedroom, the Kitchen, and Formal Dining- all have stunning views from every corner of the house, and each gets ample sunlight.

The project will be self-sustainable in energy use with its own Solar Roof. The landscape design preserves the natural terrain, will have California native plants, and will offer itself to grow your own food, enjoy your morning and evening tea in natural environs, and walk or hike up the hill at the back. Outdoor living and kitchen have been designed around the pool, close to the house, to enhance the organic lifestyle and enjoy nature every day.

This Bhooma Home will also see many art pieces and furniture in wood, brass, and bronze designed by us and handmade by our team of wonderful artists in India.

Concept & Site Strategy

The New Zanskar Villa, Pleasanton, California, began with a careful study of views, solar orientation, and neighborhood character. Massing, rooflines, and outdoor rooms were composed to balance scale and privacy. Unlike speculative designs, Zanskar Villa’s architecture was tailored to the site and the client’s program, producing a residence that reads as both bespoke and contextual.
